We will be offering a referral fee to Brokers/Agents. To qualify for the referral fee, Brokers/Agents must accompany their clients on the client’s first visit to Classics at North Fair Oaks and fill out the Broker/Agent registration form. Broker/Agent referral fee is not available for a Broker or Agent who is the Buyer in the transaction. Neither Broker nor Agent may be a party to the Purchase Agreement, Loan, or on Title for the home. All referral fees will be paid upon close of escrow directly to the referring Broker. The Classics at North Fair Oaks property lies within the Sunnyvale School District and the Fremont Union High School District. The districts advise that the children residing at Classics at North Fair Oaks would currently attend the following schools:

Initially, HOA dues will be approximately $410 per the budget reviewed by the California Department of Real Estate for the Classics at North Fair Oaks.

  • HOA dues cover, among other things, a budgeted amount for water, sewer, garbage, common area and private street maintenance, landscaping and irrigation, common area general liability insurance, “walls-in” property insurance (refer to section 8.3 of the CC&R’s for specifics regarding the Association’s Property Insurance), and capital reserves for common areas improvements and roofs. Refer to the CC&R’s and HOA budget for more detail. Please note that domestic water will be sub-metered for each home, and homeowners will be billed based on actual water usage, which may be more or less than the water line item included in the HOA budget.  
  • Each home has an attached two car side-by-side private garage. There are nine (9) Common Area parking spaces. Four (4) of these spaces are reserved for guest parking. The remaining four (4) spaces and one (1) handicap accessible stall are available to guests and residents on a first-come, first-served basis.

For your safety the construction site and homes under construction are off-limits to the public.
